As we all know, right now is a very volatile time in real estate. Things are moving very fast and homes are flying off the market. How do you get your offer accepted in today’s market?

You have to come in with a real meaty offer. The days of shooting 20% to 30% under list price in order to negotiate a deal are almost gone. Here are three tips for making an appealing offer:

  1. Submit a realistic offer. Everyone is always looking for the best deal in today’s market, but most homeowners are very realistic about what their home is worth. You need to offer a realistic price. Stop trying to negotiate back and forth five or six times. Submit a real offer. Sellers should select the offer that is closest to their highest and best price. 
  2. Get pre-approved. When you submit an offer, we will attach a pre-approval letter so the seller’s agent knows that you have proof of funds. When my team lists a property, we do not accept offers without pre-approvals or proof of funds. An offer without a pre-approval letter may as well be a fantasy tale. If you don’t have a lender, reach out to us. We can recommend one for you. 
  3. Make a complete offer package. That means you should submit a good, complete contract with all of the forms and addendums. You may have HOA addendums, FHA or VA addendums - whatever you have, your Realtor can help you navigate the contract.
